Community Construction Update
The installation of the storm sewer along the seawall is now complete and the seawall has been reopened to the public.
Squamish Nation noise variances are still in effect for early layout of concrete pours and Saturday general construction activities as outlined below:
- Layout and Set-up activities for concrete pours are permitted to start 45 minutes prior to the overall commencement of construction activities on weekdays and Saturdays. Set-up activities are permitted to occur at 6:45AM on weekdays.
- Layout and Set-up activities to occur 45 minutes prior to general construction work. Set-up activities are permitted to occur at 7:15AM on Saturdays.
General – All Phases
- Work continues on the installation of underground services within Park Lane.
- The work to install the new Sanitary Sewer on Pine Street to 4th Avenue begins.
- Work to modify Creekside Drive to permit its use by construction trucks is complete – the road will not be used for construction traffic until Phase 2 excavation commences.
- Gate 1 on West 1st and Fir Street remains the primary entrance to the site for construction traffic.
- Gate 2 on Chestnut Street will become an alternate site access following construction of the Park Lane utilities.
Construction – Phase one
- Tower one – interior finishes continue
- Tower two – interior finishes continue
- Tower thre – completion of full structure, interior work continues
- Curtainwall installation progress to Level 32 on Tower three, L23 on Tower 2, L25 on Tower one.

- Anticipated re-start of full excavation Summer 2025.

The installation of the new storm line on the seawall to service the first phase of Sen̓áḵw is expected to be complete on April 4th and the Seawall will be re-opened to the public.

Community Construction Update
The City of Vancouver has granted a further extension to the previously approved noise bylaw variance for night shift work in regard to the ongoing installation of the new storm line on the seawall to service the first phase of Senáḵw.
Due to loose fill and debris encountered during excavation, the work will continue to the end of March to address these unexpected conditions. The noise exemption permit allowing nighttime work has been extended to March 28th to allow this work to complete.

- Layout and Set-up activities to occur 45 minutes prior to general construction work. Set-up activities are permitted to occur at 7:15AM on Saturdays.
Additionally, the construction team will be conducting welding tests, which will involve the use of a scissor lift and X-ray every Sunday till July 27th 2025. There should be minimal noise from the scissor lift, and our construction team will take every precaution to keep noise levels as low as possible during this time.
General – All Phases

- The work to install the new Sanitary Sewer on Pine Street to 4th Avenue begins.
- Work to modify Creekside Drive to permit its use by construction trucks will continue through March with completion anticipated by the end of the month.

- Gate 2 on Chestnut Street will become an alternate site access following construction of the Park Lane utilities.

Community Construction Update
The City of Vancouver has granted a further extension to the previously approved noise bylaw variance for night shift work in regard to the ongoing installation of the new storm line on the seawall to service the first phase of Senáḵw.
Due to loose fill and debris encountered during excavation, the work will not be completed by the original February 20th deadline. The closure has been extended to March 30th to address these unexpected conditions. The noise exemption permit allowing nighttime work has also been extended to March 28th to allow this work to complete.
- Work continues on the installation of underground services within Park Lane.
- The offsite work for the extension of the storm sewer to the seawall at False Creek will commence starting January 6th.
- The work to install the new Sanitary Sewer on Pine Street to 4th Avenue has been delayed to February.
The city of Vancouver has approved the changes to be made to Creekside Drive to facilitate construction access. This will involve the modification of the concrete curb on the north side of the roadway as well as the removal of the existing landscaped feature in the roundabout and 17 existing cherry trees located in the grass median between the bike lane and the road. There will be no changes made to the bike lane or the curb on the south side of the roadway.
The project team is working closely with the City of Vancouver to minimize disruptions as much as possible to our neighbours that result from the construction of the offsite services. Signage for the detour to the seawall that will result from the installation of the Storm Sewer as well as the removal of the trees on Creekside has been installed at a number of locations within Kits Point to provide as much advance notice as possible.

Community Construction Update
With the planned occupancy of the first building in Phase one in 2026, the offsite works to install services is now underway in earnest on the following fronts:
- Installation of underground services within Park Lane.
- Extension of the storm sewer to the seawall at False Creek.
- Sanitary Sewer on Pine Street to 4th Avenue is slated to begin in the last week of February or first week in March.
Work will begin this month to modify Creekside Drive to facilitate construction access.
